Advice needed on Selling Bungalow

    I do not think that the price is as much of an issue as others. The OP is not getting viewers over the door step once they do offers might follow.

    To get people over the doorstep they have to think it might be worth it. If they’re not coming across the doorstep then the price is wrong for the current market in that location.

    A 3 bed chalet bungalow in the next road on at £450k sold a few weeks back; obviously we don't know the actual sold price.

    Thanks for the input on price; I think we'll be leaving at this price for a few more weeks to see if things pick up. Buying & Selling prices are relative, so we're trying to match drops happening where we want to buy

    May look at changing some things & getting updated photos. Also might look at tweaking the description to explain what we are willing to reinstate on request.

    Thanks youth_leader for the info. I'm looking up material costs on-line, so they should be accurate. Checkatrade has lots of info on prices for various jobs & daily rates for tradesmen, so at least we'll have a fairly good idea on costs.

    I think it could be the location.  There are areas of Laindon which are not desirable and it's possible that someone with £465k to spend might look elsewhere.

    And the fact that the garden space is overlooked by loads of flats, that isn`t going to attract half-million pound offers (as the OP now knows as they reduced the price)

    Personally I hate anything that states offers over; it just tells me that if I were looking I wouldn’t consider viewing your property OP as offers over indicates you won’t accept anything near the 465k 
    Looking at other properties nearby an asking price of 465k seems fair and should get viewings but people would want to know they could make an offer based on asking price not over asking

    I'm not a fan of it either, but I suppose the problem is if you just put it on at 465K because that's the minimum you need, then you get people coming along offering 10% under that and assuming you will accept it because that's what the internet tell them is a fair offer to make..

    Most people will adjust their offer after a valuation anyway, so unless the property is priced sensibly that could involve a big adjustment in many cases.
  • It’s a nice bungalow but I personally wouldn’t look at anything without two bathrooms and a utility room
