Renting house but not the garage

Very sensible move.
Ask whats it going to be used for, how often access to it, what is to be kept there, and power usage, diy etc, etc
and seek a reduction in the rent,
Get the above in writing.
However, if it was garage and we have a detached one at a rental - the T is advised not to use and its locked and we may seek access to if no more than 2 times a month and with propor agreement - we've never been to the garage since renting it.
The rent was agreed based on what they were getting
Your garage is integral, so possibility of noise etc and access issues etc - so be clear before signing the contract
and have it written into the contract and when and how these conditions can be altered via mutual agreements.

ps - re coucil tax, if our T wanted us to pay a portion, no big deal we'd just increase the rent and they either take it or dont0

There are a lot of questions to be answered here but I'd be concerned if I was renting such a house.
In terms of power consumption I expect the garage will be on a separate circuit. Could always just switch it off....0
