Electrical Certificate

Hi
due to complete in a week, contracts received today the electrical certificate sent over was from 2017 the vendor was a landlord. Do gas and electrical certificated need to be upto date usually for completion. My concern is that they are usually done yearly for rental and this is 6 years old.

Electrical certificates are renewed every five years for rental properties. They are not required at all as part of a sale/purchase.1

On rentals gas is yearly, electrical is 10 yearly.
(edit- sorry, electrics is 'at least' 5 yearly on rentals)
But for a sale there's no legal requirement at all. Many owner-occupiers never have inspections on either.
If you are worried about the electrics, get a sparkie to take a look.1 -

In order to determine if electrics are "safe" 5 years on would require and electrician to check the property again

Any issues on the report ?It’s not a certificate, it’s a report that is issued so one detailing unsafe conditions would be issued.
It will be full of bullet points rated C1 or C2 (or C3 for minor “be aware” points) but still issued….3 -
Hi, thanks for your answers, report says overall assessment satisfactory but is all C3 and F/I further investigation required without delay. Solicitor has emailed vendor solicitor to see if recommended work was carried out as no further certificate has been provided0

Noted all earth conductors bunched on to earth clamp at source

Wiring in reasonable condition for age

Any FI codes should have rendered the original report "Unsatisfactory" which would lead to questioning the competence of the tester in question. You should probably get a new report from a trusted electrician.1

The bottom two are not really issues, seem a bit reductant really. Depending on the age of the house, its probably a good thing the wiring is in a reasonable condition. Plus that is rather a subjective thing to say, what one electrician considers reasonable probably differs from another.
