Dual carriageway proposal near prospective house

Hi,

I'm going to view a house tomorrow which ticks quite a few boxes, however there are proposals to build a new dual carriageway 80-100m from the rear of the property. This has put us off, however looking at the plans they plan to put the section of carriageway behind the property in a 'cutting' so I don't think it should really impact with the view. Noise levels are predicted to be max 59dB but could be slightly lower due to the cutting and the type of road surfacing they use.

It's been on the market since July and has been reduced twice, in total down from 250k to 230k so I'm wondering if this has put people off. We'd be planning to stay here for a while and I can see the carriageway being of a great benefit, I'm just thinking about the future saleability of the house. We can also be mortgage free at this price so that's also tempting us... 

I've attached a picture of the proposed route and circled in red the property we're viewing - the brown section on each side of the carriageway is the 'cutting'. 

I'm keen to hear anyone else thoughts on this, or to share any advice or experience?

    A dual carriage bypass was built not too far from me. Even although it is ~2 miles away, I can hear the traffic late at night. 100m away, I would find intolerable.

    Yeah, 100m away with just what look like just fields between the two looks disruptive, cutting or no cutting

    You will hear it for sure and is that green access onto it ? If so that could be busy in front of the house

    We live not that far from the A30 and there is always slight background noise.  Looking at your plan the new dual carriageway would be much closer to your house and may be annoying when you want to sit outside in the summer.

    I feel really sorry for the sellers of the property but I wouldn't want to buy a property so near to a dual carriageway. It really will ruin the whole thing. I hope it doesn't get past the proposal stage for anyone who lives nearby but I'd have to look elsewhere for my own property. It's a shame because it does look like a really nice area. Apart from the proposed road.

    Does the main road currently go adjacent to the house? 

    Will traffic still use this or will most all be rerouted?

    What else will be located within the new road access, additional housing, industrial estates other?

    Are they installing noise reduction fencing, often required as part of the development?

    How good is the glazing?

    All houses have noise, even remote locations may have farm noise, wind farm noise, wind noise, train noise or low flying aircraft but only you can decide what is tolerable.

    Don't close your mind if it suits other requirements, and from experience of living next to a train line and a busy dual carriageway, it may not be as intrusive as you think.


  • I lived close to a busy single road which served the motorway. It made me ill. I hated it. I can't live anywhere near a busy road now. I have a massive issue with traffic noise in general.

    I couldn't have windows open at night or sit in the garden. The front of the house got dusty. The house rattled if a lorry went past.

    Go and stand 100m away from a dual carriageway, one with a cutting if you can find it. You will hear noise from it constantly at that distance.

    You probably won’t hear much noise inside the house, with the windows closed. But, sitting in the garden will be spoiled. Sleeping with the windows open might be more difficult. 

    I have no idea whether the reduction in asking price is sufficient to reflect that.
