Private renting - advice needed

    It's a fact of life and I've given you first-hand experience via my family that buys at times property like that

    At times, people like my family, me ad others can see through the problems and rather than have something that is done up to sell, we'd rather buy a run-down place and do it to a better spec of repair etc

    I've not watched homes under de hammer since they started moving it around and new presenters but the show is full of stuff like this.

    I'm not disputing that it's a good business model for your family to buy such properties at a big discount to do up at trade rates. But that opportunity only arises because of the LL's own very short-sighed business model. Another amateur LL I suppose.

    Yes, i'm aware you are not and I know what you are saying but I thought I'd addressed that as some people are just like that or may not have the time/money or feel its not worth their while.

    Me/we actually sold a house about 20 years ago and I've always been lazy never wanting to work but worked since laving uni and never claimed benefits - becuse i was working and trust me it was an easy/peasy job as I could do stuff that many other took twice as long I had a lot of time on my hands becuse of the mass of hols/fflexi time days off and being close to home 20 mins drive up and 15 mins back and often home around three as we did flei hours - I could have easily applied for PP for our house as
    it was Eot and not on a corner and we hade a 15 foot winde strip of land - the outline of our house was close to doulve of the others - there was a convenat but house was built in the 30's and I guess it would have not been a big deal - even if we spend a few quid getting planning consent , we still would have many many k's extra - but laziness and fearing risk was me. We only had a mortgae going at the time as we were planning on upgrading and new cars etc etc and always wanted several k's in the bank.

    Yes, the landlord absolutely should have arranged gas safety inspections. As for the landlord or his agent regularly inspecting the property it’s horses for courses. Some landlords like to leave tenants in peace trusting the tenants to act in a tenant-like manner and reporting maintenance and repair issues in a timely fashion. Once tenants have been living in a property for a while and proven themselves not to be an eejit I scale back on the frequency of the inspections. It’s the tenant’s home, I want them to enjoy it and feel relaxed, not on tenderhooks because the lady of the manner is coming for inspection with her white gloves.
