    Cheers for the map. Very useful. 

    I would worry that grassy area may attract anti social behaviour when the weather improves in the summer.  Something to be wary of I think.

    If they want work doing then it would be very difficult for tradesman to get access.

    Op I would choose the quiet over a driveway (I hate noisy roads) but do check that the grassy area doesn't attract hang out areas.

    I don't have a driveway it makes no difference to me where I park my car whatsoever. It's area with me every time. But I do walk a lot and use public transport where I can.

    The grassy area would put me off for one, as others have said, do the local teenagers use it a somewhere to hang out at night? Do the local screeching little kids use it as their football pitch in the evenings? 

    I have a three car driveway ( four at a push with small cars ) and would never buy a house without one as they are so convenient for visitors, deliveries etc.. I also work on my own cars so having a drive is a must.

    If the houses are a similar size otherwise, I would say the driveway is worth at least an extra £10K, and makes the house more saleable in the future than the one with the grass. Plus you may end up getting a car, or getting a partner who drives in the future.

    Why are you trying to find spurious reasons to knock the price down though?  The seller already knows their house doesn't have a drive, and have priced it to be sold without one, so you trying to use that as an excuse to get money off won't matter to them.

    Offer what the house is worth to you, and they will say yes or no. If they say no, then either pay more, or buy somewhere else. On a £110K house there really isn't much room to get a big discount anyway

    So the house with a driveway is 10K less than house without? 
    Are the saying the dearer house is worth more because of the view out and not on a road? 
    Are you able to reconfigure house with driveway to the same or similar as house without? 
    For me I wouldn’t buy a house without a driveway, a) because I drive and no way would I park on road and b) deliveries and workmen need to get to the house easily. Especially as you say they both need work. 
    Also house without parking will be harder to sell on

    For some, if the road is busy, they will see a benefit in being away from it. For most people the driveway would outweigh that benefit.

    From the OPs diagram it doesnt look like the house is that far from the road that it would make any real difference to noise anyway
  • How long have both properties been on the market? Are either probate properties? What are the garden directions? When you say similar, are they bothe same size? 10 mins walk for me is the difference between £300-500k, and £1.5-2.5m properties.

    I would say a driveway is going to become more important.  Fast forward 10 years, and everyone is going to want to plug their EV in to charge at home.  Zero chance of overnight charging an EV with on street parking so far from the house.

    So even without a car, I would be looking for off street parking to help future sale.

    Fast forward 10 years, and the prevalence (and speed) of other charging facilities will be much greater, and EV ranges will be longer. I think any big advantage of home charging will be short lived.
