Roof re-felting cost

Someone I know lives in a block of flats with a flat roof and following leaks into the flats on the top floor a surveyor came around and did an inspection and said that the felt needed to be replaced. The roof is at most 250 m2, but probably less. The managing agents have said that the quotes they have received to replace the felt are in the region of £100K, which seem way over the top; I'm sure you could re-thatch a roof of this size for considerably less, let alone re-felt it. I appreciate that there are probably a number of variables here but does anyone have any thoughts on what would be a fair maximum quote for this work?

    A typical flat roof redone is £100 per square metre says google 
  • I'm just finishing a 250sqm project.
    Single ply and new 100mm insulation. £60k + vat (£72,000).
    That's everything except scaffolding (which the block arranged separately)
    I don't do felt but would expect it to be cheaper.
  • Either way, £100K seems OTT, as I suspected.

    You need to factor in consultation costs, surveyor fees, and "snout in trough" overheads. Whilst you might get the job done for less than £50K as a private individual, corporate costs are much higher.

    We've already paid the surveyor's fees and the managing agent is charging 10% on top of the quote to project manage the work (rolls eyes).

    I know what you mean though. Last year we needed some work doing to repair a couple of drain pipes The MA put it out to tender and the quotes were for several thousands of pounds. I asked for a builder we know and trust to be added to the tender list and he quoted just over £800. I didn't ask for him to be added to the tender list of the roof (can't remember why) but might ask him what he thinks, although roofs might be a specialist job which he doesn't do, I'm not sure.

    If you know a builder you trust perhaps he knows a felt roofer you can trust
