    I would tell them you’ve had an asking price offer, well you’re not going to accept anything less are you?

    I think you are right, they know it's been on the market for a couple of months so would probably be under offer, so may as well save time and be up front so they can see what I'd be willing to accept etc

    Great news. Tell them to contact the estate agent, that is what you are paying them for!  They can tell them you already have an asking price offer, and if they beat that, they can go back and forth between the two lots of buyers to get you the best price. You don't really need to get involved in it personally, and the agent will keep you updated on who is offering what. 

    ( Just as well you didn't sell for the low offers some on here were saying you were lucky to be getting :wink:

    I replied and told them I had an asking price offer as I need it sorted by tomorrow ideally as the place I'm buying was putting pressure on saying they were losing faith at the end of last week! but in reality, I needed to get the best price possible. But yes, I'll let the estate agents deal with it from now...

    I'm hoping that's what may happen and get a little over the asking which would be nice. Just glad I didn't accept the offers way under the asking and I was so close to it on Friday! Guess you have to wait for the right person to come along who loves it.

    Not saying it won't all go through fine but a little bit of caution may be appropriate given the OP's previous experience. 

    The house is not SOLD until completion.

    I'm being very cautious this time around to make sure I choose the right buyer. I've met both bidders and they both seem to love it so fingers crossed. 

    The second bidder got back to me and said they had planned to offer £100 over the asking which isn't enough to sway me away from picking the cash buyer, just so there is one less hurdle that could go wrong. I'm not sure I want to risk a bidding war or go back and ask for best and final offer just incase they both pull out so I'm tempted to just accept the asking price offer 
  • I would accept the first offer from the cash buyer. They offered first and an offer of £100 over asking price is a bit embarrassing. They don’t strike me as being serious buyers.
