Are we mad for considering this house purchase and move ……. England to Scotland

    Why not sell up in England now and rent in Scotland for a while?  The minimum Private Residential Tenancy period is 29 days as you only have to give 28 days notice after moving in. Bound to be cheaper than a holiday let.

    We had a friend who sold her house in Exeter and bought a house in Aberdeenshire because it was so much cheaper.  The only problems she had were the higher heating costs and much less sunshine.

    I wouldn't assume that the mortgage company will change your husbands mortgage to interest only, so wouldn't include that in the calculations. Also if they did, then this wouldn't just be a swap at the same rate, it would be a new mortgage and they would charge the current interest rates on it.

    Am confused why a fish pond would be a barrier to sale ? Loads of houses have ponds and sell fine

    am sure it will all work out fine, just thinking I chose Somerset over Scotland (tax regime and weather mainly) -

    not sure that the market is as lively as it was in the area so may take a bit longer to sell
  • I would list asap and get yours sold. If your potential buyers are ready to move in before your new build is ready, I’d try and rent, with belongings in storage. That seems more straightforward and perhaps cheaper with less worry than keeping hold of your current home and trying to rent it out., or interest only mortgage etc.,

    Just on this point - some will. Obviously it makes you less attractive as a buyer, but it can work, especially if you're buying somewhere with a slower market.

    If otherwise the house would be a perfect one for people with young children, then they might well view filing in the pond as a job they would need to get done immediately on moving in - in that instance, and if there were other broadly similar houses in the same area, they might well bypass the pond house for a more straightforward option, perhaps.

    I wouldn't really call that a barrier to sale and a reason why the OP hasn't listed theirs for sale though? Unless it is swimming pool size a pond can be filled with a few bags of soil in an afternoon. There are also plenty of covers can be put over ponds.
