    The house has not had any offers since March 22 and only 4 viewings since October when it was reduced. Therefore, I feel OIEO is optimistic given the market landscape
    This is a good tactic which I think a lot of people don't use (mostly because they don't do their thorough research). If the property is above what others have sold for then by saying "I can see that X number of properties sold for Y price, this property is bring sold above at Z price, I'd like to understand where the additional price is coming from" this pushes the agent to (begin to) justify the higher price and shows you have done your research and therefore are a more credible buyer. In most cases they can't so it makes your offer again seem more credible.
