At the moment where a piece of information is missing, they are only accepting an EPC as the source of the missing info, or Land Registry data for the type of property.
Getting an EPC done will not guarantee you qualify.
Do you have any very similar houses nearby that you can find an EPC for? If there are, use that info for the checker and see what it says. Compare multiple EPCs if you can though, especially for floor area, as they are not all accurate!
It's a mess all round really.
Probably the best way would be to try phoning again and drawing courage from this post:

If they can't find all the details, ask them what's missing. That way at least you'll know exactly where you stand.

Unfortunately no similar houses nearby, all much bigger and have been modernised extensively!
I will phone again and see what happens, not very hopeful though as they couldn't even tell me what the rating was on the imaginary EPC certificate as apparently they don't have that information!
Can't imagine they will provide any info on what details are missing, unless of course it was just the person i was talking to!
I am pretty sure my EPC would be G...my house still has the original windows from 1928 for example!

Told him there was no EPC and why so he checked the address and used the Valuation Office Agency details which were actually what I had for the house (date built, size, etc.).From that he confirmed I qualified, He had to mess around a bit as I'm on Working Tax Credits and they have to forward it to the DWP to confirm but I should get the payment soon.Anyway, my advice to anyone who has tried and been told no as you don't have an EPC is to call again!As an update today I've had a letter saying they can't automatically confirm my eligibilty for the WHD.Well no, that's why you were going to forward it to the DWP for confirmation!I've now had to post them a copy of my Tax Credits award letter so that they can progress my claim further.The system is a total mess!0
