Leaseholder Service Charges

Hello ,
Just trying to see what percentage rise people have been asked for 2023 ‘s  service charge.
Our has been increased by an above inflation amount .
Any one else received similarly increased bills ?

    It's all relative but one of our kids rents out an apartment and this year, cant recall 100%, the rise was 35/40%
    I did not ask why but there could be reasons as new cctv's were added and more required as low lives at times come on to the private estate to dump their rubbish and the people that own the partments pay via increased charges. The cctv's have cut down the incidents and I think they are planning of trimming a mass of very big tress as well so it could be becuse of that

    I guess you're talking about the estimated service charge for the next 12 months.

    The service charge should be the estimated grand total of all the bills for the coming year - divided between the flat owners.

    The bills will be for things like buildings insurance, buildings maintenance, building repairs, communal electricity, and a management fee.

    So the increase might be because of things like:

    • There's a list of building repairs that need doing this year - whereas there weren't many repairs needed last year
    • The buildings insurance premium is much more expensive this year than last year - perhaps because of insurance claims
    • The bill for communal electricity will probably be a lot higher - but that might only be a small part of the bill

    You need to drill into the details to find out what is estimated to be more expensive in the coming year than it was in the last year.

    Bear in mind that the rate of inflation is a very broad "shopping basket" of everything - obviously some things are going to be above the average. There's not necessarily anything improper about costs being higher than inflation. As mentioned, there may simply be additional items rather than existing services going up.

    Good managment pucishes and sends out accounts record to all owners with breakdown of costs etc, etc
