We have owned a mid victoriana terraced house for 7 years and in that time.
We have replaced the roof, bathroom, kitchen, windows and doors, complete rewire and replastering of most rooms.
New flooring throughout and redoration of the whole house.
Oh yes new boiler and plumbing with larger pipes for gas supply.
Mains wired smoke alarms and even fire door.0 -
The vendor is thinking about our offer, but EA asked us to send our mortgage in principle document. The problem is our offer is lower than MIP by more than 100K and we offered under asking price, stating that we will need to install wall insulation, roof insulation, sort out dampness, and our rough estimated cost is 30K for these works.My worry is that EA will go back to the vendor and suggest to reject the offer and make a counter-offer for the full asking price.Any thoughts?0

They will either say yes or no for whatever reasons they choose, and you can't really do anything about it either way so see what they say
I remember when I bought my first house, I told the agent my absolute maximum was £200K ( in those days you didnt have to show a MIP or prove how much you could spend ). They started showing me houses for £240 - £250K so I said 'would the sellers accept offers of £200K on these then?' They said 'oh no, but they may drop them by £10K0
