    Whether the rent can, or can't, be put up depends on various factors which as yet the OP has not revealed, primarily depends on
    a) whether you have a fixed term or periodic (rolling) tenancy, and
    b) what your tenancy agreement says (eg regarding rent rises).

    OP has clearly stated they are bot concerned re rent rise as its been 8 yrs since last one, just a bit worried what the new LL will do, ie want they out/etc

    As I posted previously, rent rising isn’t the issue here. I can pay the increased rent. Im curious as to what happens with the new Landlord etc

    It’s not sold yet, but he is selling to another landlord so the estate agents have pre told us about the new landlord wanting to come visit and the old landlord wanting to take photo etc. which is fine. I’ve never met or spoken to my current landlord so I’m hoping my new landlord will be great!

    when does your current AST end?
    If its a few months away - if you are interested, ask for a new 12 month one and see what they say - there will be costs, you may want to negotiate.

    I will check this once I’m home from work. I kept the tenancy agreement safe and sound in the spare room just in case I ever needed it. I’m glad I did. I will re read the contract later this evening. That’s what I’m hoping!

    Nothing really happens.  The landlord has obligations under the Landlord and Tenant Act 1985, as @propertyrental said in post #8 which is mostly telling you who your new landlord is and what address you should serve notices to from now on.  Your new landlord will also have to tell you where to start paying the rent.  The rest of the terms of your current tenancy just continue and there is no need to sign a new tenancy agreement.

    It would seem odd to purchase a property with tenants in-situ only to start the eviction process straight away.  It's actually quite bold for a landlord to purchase with tenants in-situ these days as it is so easy for the previous landlord to have forgotten an important piece of prescribed information that could make it very difficult for the new landlord to evict you.  Really you are no closer or further away from being issued a Section 21 with a new landlord than you are with your current landlord.

    Exciting news, I questioned if the landlord would ever think to sell the house to myself and OH and they’ve just gotten back to me and said yea and given me a property market value of 80k which is completely not what expected. We expected much much more! So myself and OH are going to sit down and have a serious think about it over the weekend and see what and if we could get a mortgage and if so I think we’re set on just buying it and over paying straight away!

    Why have you spent your own money improving the LL's property, so increasing it's value, only to have to pay them for the rise in value?
    I hope you can persuade him to take into account the extra money you have effectively given him.
    No free lunch, and no free laptop ;)

    Well when my OH moved in he wanted to do up the place, change the radiators etc he’s a self employed plumber so any jobs he had he would take the radiators if they were fine and were better than our ones. We recently spent money on changing all the carpets etc, we wanted it to feel like home. Since I mentioned to OH about the LL selling OH straight away asked me to ask shouting buying the house. The house was last sold at 75K in 2009, so for it to only be 80k now is a really good steal. Just have to think about either buying it or staying here until we get a new LL and hoping they don’t throw us out
