Wife has run away mortgaged, unsellable property

Unique but surely not the only instance hence asking for some guidance before I spend silly money I dont have on legal fees,
basically my wife has run away with our children in September and left the House for a new life, we have an unsellable property following a neighbourly dispute that will lapse in 2024.
The fixed rate mortgage has lapsed and I am paying the variable rate which as we know is rising almost monthly.
Halifax have said I can do nothing as its a joint mortgage (£150k), I have no correspondence with the wife soon to be ex, what else can I do to re-mortgage for 2 years otherwise I will struggle to maintain the repayments,

    Sell or remortgage in your name only. Though your ex will need to sign documentation for both.

    Or you stop paying and trash both of your credit files, eventually the mortgage company will repossess

    If youa re in contact with your wife, then she needs to be engaged in the process.   If she refuses, then you are looking at solicitors and court being involved.  It will cost you and it will cost her if she does not engage.   She needs to be told its in her best interests to correspond.

    If she's 'run away' it implies she's not happy to engage with you at any cost so just get on with the legal side and carry on via them.
    Running away from a spouse is serious stuff, time for you to move on.
    Legal Aid is there for you.

    Could you take in a lodger to help with finances whilst you get things sorted out?

    Most lenders would not allow a Tenant under the terms of the mortgage I believe in a similar way to Letting without permission isnt allowed.

    Not if you're living there too. Lodgers are very different to renting out a place in it's entirety
