Buyer asking for boiler service before exchange
Comments
-
Our present house had a new boiler fitted in 2017, we bought towards the end of 2018 but requested that the sellers had it serviced and recorded before completion in order to maintain the manufacturers warranty.1

Thanks for the advice. I've agreed to the request. If I were buying, I'd also like to know if the boiler was safe and functional.

Think the best way is to think about what you'd do in the same position.
May you find your sister soon Helli.
Sleep well.1 -
I think for the sake of a £100, it's a courtesy thing to do really. They are ( presumably ) spending hundreds of thousands on a house so to know the boiler is working is a small thing.
What I would do though is agree to do it, but ask if they would rather have it done just before moving in so you dont have to bother about draining down again and they can use it as soon as they move in.0 -
Just to add, it's actually prob just the solicitor asking. Pretty standard solicitor questions/requests (which mostly get declined). Buyer prob isn't even aware. Nice of you to oblige though 🙂2024 wins: *must start comping again!*2

I actually told them I would get it serviced before exchange as I would like to be safe than sorry for any family moving in.0
-
Although it actually only tells them it's "safe" at that moment in time. Prob just as helpful to install a carbon monoxide alarm.2024 wins: *must start comping again!*0

Do it but wait until you know that you're closer to being able to exchange, that way you won't have to drain it all down again.

Well I had the service and the boiler needed repairs. 600 quid. So I paid for that, got the service certificate, and exchanged today. Very happy indeed and the new owner will have a working boiler.

That’s great news and must be a relief.1
