Hi, hoping the Land Registry rep checks in as I have a question.

I am administrator for an estate, looking to assent a house, owned outright by deceased, to one beneficiary. Simples. I know I need AS1 and AP1. I have ID1 for the transferee, but I’m unclear if I need ID1 for myself.

     “The beneficiary must fill in ‘Verify identity: citizen’ (sometimes known as form ID1). You’ll also need to complete the form if you’re transferring the property and you’re not the executor.”

I’m administrator, not executor, but it would suggest I don’t need ID1

But in the guidance for completing ID1: https://www.gov.uk/guidance/completing-forms-id1-and-id2#when-and-for-whom-hm-land-registry-will-require-confirmation-of-identity

Which implies I need ID1 too.

Completing ID1 is not onerous and not expensive, so I guess I could just go ahead and do it, but it is some work, and some expense.

Can you say, with any certainty, that ID1 is not required if I am transferor and have letters of admin.

 Sorry, 2nd question. Does the Land Registry still offer appointments at registry offices where you verify ID's and check the forms all in one go?
