    There hasn't been any planning applications on the council website since 2015, which was just "Change of use from house in multiple occupation (Class C4) to purposes falling within Class C3 (dwelling house) or Class C4 (house in multiple occupation)".

    Just to add, is there any mention in the 2015 consent about permited development rights being removed?

    One of the precautions some councils take is to remove PD rights from HMO properties, in order to guard against exactly this kind of development.

    Thanks. No, there is no mention of permitted development rights being removed.

    Surprise surprise the council were no help. They said they don't deal with boundary wall disputes and any damages are civil disagreements and we need advice from solicitiors. Maybe we'll try again another day. 
    Here is a pic of the finished extension they sent for info. Still don't understand why they built over the wall. It doesn't touch the wall on the other side.

    Most of us could have told you that they don't deal with boundary disputes. 

    I was suggesting you called Building Control Approval has been sought and the build quality supervised and signed off.  Looking at the depth of the roof,  I'm minded to think that it may not meet regs; either there isn't enough insulation to meet regs or it isn't warm roof construction, which it should be...

    I'm also intrigued as to how the foundations were built if that tiny wall is still standing.  I can't imagine them underpinning it...

    Ohh.. and I wonder if the cladding should be fire resistant because it's so close to the boundary... 




    Others were suggesting you speak to whoever deals in planning for HMOs to see if it has relevant permissions to be built in the first place as it may not fall under permitted development, plus they may be interested in the additional safety/quality aspects too.  HMOs are not my thing.  

    That's two or three different departments that may be interested but there is no 'boundary dispute department' so you were always going to get a negative response to that.  

    The boundary dispute is a personal matter and would have to be dealt with privately.  

    The other things are more public and we were more hopeful that there might be some kind of enforcement that would be indirectly helpful to you.
