Hi My mother had a stroke in 2014 which left her with dementia and us not able to get power of attorney due to her loss of capacity. But there was never anything to say she had no capacity at certain times and for certain decisions. A company offered my mother solar panels which were fitted. My mother passed away in August…

The panels and lease should not be a problem though they may require additional conveyance fees on sale and they may or may not be attractive to buyers. (Increasingly they are).
Regarding transfer from the estate, please do not transfer to the four beneficiaries if they don't all intend to retain, In receiving a part share they would immediately lose their benefit of first time buyer status on any future purchase and pay additional SDLT if they had not disposed of their share.
Sell the property directly from the estate once probate is granted and then distribute cash to the beneficiaries.
