Hotel wants me to cancel and triple the price of the booking due to demand, what are my rights?

Hello, I booked an apartment stay a few weeks ago via Expedia and paid for the booking. I received an email confirmation soon after. A concert in the area was announced last week and now lots of hotels in the area have tripled their prices and are selling out.
I received an email a couple of days ago from the owner saying the accommodation is no longer available but they haven’t cancelled the booking. I know they will want me to cancel so they can relist it at a lot higher price.
What are my rights? To rebook it is now triple the cost of what I paid for and I feel like I will have to pay an extra £200-£300 and I’m very worried.

So the same room is available at the same hotel, but triple the cost? Have you queried this with them?

Hi where will it be on the terms and conditions. Also they can’t do anything until I cancel the booking which I’m reluctant to do as I will be out of pocket0

What makes you think they can't do anything ? If they say that the room is unavailable and refund you any money you;ve already paid then I'm not sure the fact that you not cancelling the booking yourself makes any difference - they've effectively cancelled it themselves.

Have you booked with a private host and what have Expedia said about your reservation? All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
Expedia says that they can’t help me until the host cancel it themselves and they will be able to help me more if the host cancels it rather than me.If they cancel it and hike the prices I can show trading standards and report them0

the hotel people, if you wish, tell them you are not paying the extra, so they will hopefully cancel then expedia can act . However as stated before, what will Expedia do for you and if you are not happy with that and don't want to lose the room, you will have to decide the best way forward

In that case I think I'd reply to their e-mail saying that you have paid for the accomodation and expect it to be made available for you on the agreed date, and that if they are no longer able to do this they need to cancel the booking themselves and inform Expedia that they have done so.
