Land load and Agent contractual duty

Hi 
I am a land load of the property and renting through an  estate Agent. Previous tenant left early with mutual agreement and my agent managed to find new tenants with higher rent than the previous tenants. I just wondering whether I have to pay surrender fee to the Agent. Kindly let us know. Thanks

    Depends on what your agreement with the agent says. 
  • Contractural duty?  Depends what contract says, weirdly can't read it from here.  Can you tell us what it says on the matter please?

    Welcome to the site.  I think you might mean you are a Landlord (one word) not a Land Load, or LL will work just as well.  Hope this helps.

    Have the lettings agency said you need to pay a surrender fee? But yes, I am afraid you will need to read your contract with the LA.

    Read your contract with the agent. If you don't understand it, post the relevant part here so we can read it.

    When I say 'post', I mane quote it exactly as it is written!

    Writing 'land load' once could be a typo, but twice is worrying....

  • I’ve not heard of a surrender fee being relevant in this situation. If you used them on a let only basis, they’ll be happy with the new letting fee, and I’d they manage the property for you, they’ll get more with the higher rent. 

    Your letting agent should be transparent with you in any event and tell you what fees you need to pay.
