Party Wall / surveyor advice

Hi

we have planning permission for an extension to be built on the side of our house, work booked in for Summer 2023.

To make space we'll be knocking down our garage. It's a semi-detached garage, attached to next door's garage and nothing else. Knocking ours down would expose the breeze block party wall between the 2 garages. So as part of the work we propose our builder will rebuild against it using the same brick to make it look in keeping with the rest of the garage. 

Technically this new brick wall would overlap onto our land by the width of a brick. So do we need to do anything? Change the outline of the property on the deeds? Get in surveyors for both parties (and pay for both)? How much would a surveyor cost and what would they do? Or do nothing?

We've spoken with our neighbours. We're on good terms with them and they're agreeable to everything. Tbh they're not all that fussed as they can't see the other side of their garage anyway!  It's us who want to get it right as we wouldn't want a dispute with any potential new owners if either of us were to sell up in the future.

We've not served a written party wall notice just yet but we plan to.

    Party wall surveyors will cost you an arm and a leg for doing almost nothing.
    If you hire one, he will inform his friends to persuade your neighbours to hire them at your expense and you can end up paying their inflated prices for two.
    If you do decide to have a surveyor, let your neighbours appoint one at your expense.

    Thank you, yes, could do without extra expense if it's not needed. So we are ok to not do anything? As long as we have party wall consent from the neighbours in writing, this overlap of a wall onto our land is irrelevant and technically our wall anyway??

    I don't know about the overlap, but AFAIK usually a surveyor is needed only to check the things before the work starts and to get involved if you cause some damage and there is a dispute between you and the neighbour.
