Land registry AS1/AP1

Hi,
Property was solely owned by my father. My mother has grant of probate. We are trying to complete the AS1 and AP1 ourselves. If the property is transferred to my mother (who has probate), does she need to prove her ID?

She isn’t well and cannot leave the house. We are also struggling to find her passport which is proving to be a bit of a nightmare.
She is therefore considering transferring straight to me due to her health. If she does this do we both need to provide evidence of our identity?

Transferring the house to you would be very foolish as it put her security at risk should you die before her, get divorced or go bankrupt. You also face a significant CGT liability when the house if finally sold.You should also look up deliberate deprivation of assets and gifts with reservation of benefit.0

That would definitely be treated as deliberate deprivation of assets unless she has sufficient other assets to cover any residential care she may need.Jf310 said:Hi,
