Land and property boundary

Has anyone here had to deal with a house purchase where it appears part of the property isn't actually on its own land?
I had a call from our surveyor today to say he suspected looking at the land registry that part of the house encroached on next doors land. I am awaiting the full report but looking at the searches and land reg plot it seems he may be right.
Obviously I will hand over to the solicitor on this but has anyone else done a house purchase with a similar issue?

When was it built? It looks more like the land registry map is wrong?0

It was built in the 70s but the bit outside the line is an extension (garage). If the plan is wrong how do you confirm who's land is who's?0

Thanks. So the title plan shows the red line not matching the OS boundary lines drawn on the plan? If so that would suggest it could be an error. Raise it with your solicitor and see what they say. They should have the original transfer plan to compare to and if there's a mistake they will ask the seller's solicitors to sort it.0
