    I don't mind having to redo a roof if it's failing/on it's way out and needs doing within the next few years but this one has failed completely.

    He said all of the timbers are damp and some are soaking wet.

    Probate could take months and it's then declining every day.

    I can't book a roofer until I've completed as most want all or most upfront and they are working 3-6 months behind here.

    It's all far too much stress for me as i do suffer with MH.

    Buying this house triggered a breakdown and the issues here were minor in comparison.

    The neighbouring house roof is in a similar situation and the house is "underoccupied" so that was also a big risk. Unlikely he'll want his roof done. He's only just got double glazing put in.  I know this neighbour very well and he's recently retired.
  • Sounds like a lucky escape, I wouldn’t be prepared to take on the roof and I’ve done a renovation. Sometimes you only want to do a bit of decorating or change the kitchen or bathroom at your own pace no matter how much is taken off 
  • As someone who had a survey which failed to identify problems with the house = I agree that this is for the best., At the moment you can't justify the spend. But if you'd bought the house you wouldn't have had any choice!

    As it is a probate sale as opposed to owner/occupier sale, the vendors probably aren't going to lose money, just have a smaller inheritance.
