Vendor sealed up loft prior to surveyor coming

Dear EA,
Please inform the vendor that I will not be proceeding with this house purchase until I have access to the loft.
Let me know when it will be available for inspection - I am free on Friday evening, all weekend and next Tuesday all day.

Have a look yourself and if you want to, take someone that can spot movements/problems in loft areas. I'm no expert but if I see cracks in walls, cracks filled in and or holes in roof/damp patches I'd have it further investigated and if water seepage notted check for woodworm. A;so gives to a chance to see if tomns of rubbish is stored there/etc/etc So at least look at it.
TBH, te current house we live in, no survey, i did not bother to look in the loft. but its a risk.2 -
Thanks for the advice. In my last house, I didn’t check the basement at all and there was a gun in there which I found after moving in! Had police take it away. So yes I’m more wary of checking all parts of a house now.diystarter7 said:OP

Pretty obvious what happened. The person doing the EPC found something expensive or difficult to fix. Vendor is hoping nobody finds out and it becomes your problem.
If they won't let it be inspected then run.3 -
As others have said, state you want to see the loft and won't be proceeding unless that happens.

I'm going back next Monday anyway, they haven't objected to me checking the loft (they are going to unseal it and place a ladder by the hatch) so hopefully it's all fine!3

There was a recent item on TV about ‘spray on’ loft insulation that mortgage lenders weren’t happy to lend against and sellers were having to get it removed (which was pretty costly) before they could sell. Has your mortgage been agreed or is that not an issue here?2
