Mortgage provide changed criteria at last minute!

So just had the wonderful news that the mortgage offer I received back in September cannot be used because the my solicitor is not on their list of approved conveyancers. 

So the day my solicitor is due my deed in the post I’ve had a phone call that I can either try for a new mortgage with someone else, change my solicitor, pay for another solicitor for them or pull out. 

I’ve gotten to that point that they can just all go to hell. I want nothing to do with this process anymore

    Don’t let them make you mad or ruin your plan! Have a coffee, take a breath and try and get back to it. Explain this to your solicitor, find out which companies are on the approved list. Getting a new solicitor sorted should be relatively quick. Pay what you owe to the initial solicitor and get your home purchase back on track. I know you feel deflated right now but if there’s any chance you can sort part of this today you will feel accomplished. Home buying is one of those things that test us. Good luck, I know you can do it!!

    It might be quicker to just hire a second solicitor to represent the lender - and keep the current solicitor to represent the buyer.

    Unfortunately it’s not as simple. I’d have to change solicitors and get back to the same point I’m at now in the next 14 days as I won’t be able to sign physical documents after that time. I just don’t have the ability to be able to do normal home buying things after the 20th Nov.

    I’ve enquired about this but at the minute it seems that it would be open ended with regards to costs. I’d have no control over how much they’d pay this solicitor and then charge me for the pleasure of it. 

    They can’t tell me how much this is likely to cost so it’s gonna be a struggle. Especially if this solicitor wants to basically do everything that mine has done anyway. 

    It’s coming across to me as a way to get out of the decent rate they offered a few months back.

    They’ve known who my provider was for a while. It wasn’t flagged up by the solicitors but by the provider on the day they were supposed to send documents. They didn’t bring it up earlier either. 

    I’m at sea from the 20th of November where post takes about 6 weeks to get to me and 6 weeks to send anything back.

    Why can't you grant a power of attorney so your solicitor (or somebody else onshore) can sign things on your behalf? I see that was suggested to you in a previous thread.

    Does your solicitor have agency terms with another firm which is on the lender panel?

    My broker always confirms that the solicitor is on the bank's panel before putting in an application. If you used a broker then ask them for advice.
    Hope it can be sorted out one way or the other.

    When I had something similar, my solicitor used another firm for the financials. No charge to me. Would they do something similar? They may have an agreement going with another firm.
