Getting rid of furniture is a hassle. I purchased my last house almost fully furnished, as it was difficult for them to clear during Covid. I got some really nice bits, including a great cooker, but getting rid of the rest took time and effort. And they'd left a nasty suprise under a flipped mattress.

I'd make a low offer, and if it's turned down say you want it emptied on completion. It's easy enough to pick-up second-hand furniture and appliances, and then you can choose what you want

    • When I was selling during Covid I contacted a house clearance company, they wanted £50 for each item, at 15 items it would have been £750. I realised their silly quote meant they didn't want the job, I couldn't move/lift any of it myself and was lucky my buyer agreed to accept it all for free.

I agree getting rid of furniture is a hassle, I'm just putting two items my vendor 'gifted' me on fb marketplace, wish me luck.

Leaving the furniture will be mutually beneficial..
      - pricing in the full cost of you buying replacements will be a windfall for the seller
      - pricing in the full saved costs of the seller getting the items disposed of, not sold will be a windfall for you

Roughly work out the two extremes and maybe meet somewhere in the middle. That might turn out to be a small payment from you.

Clearly the landlord doesn't want the furniture, more hassle for them to move it out and sell before completion. I wouldn't offer anything but stipulate that he can leave it all if he wants. Its up to you in terms of the value or the hassle. Likely he will leave it FOC if you don't offer anything.

I'd stress you're fully stretched to pay for the house.
At best you might be able to find £100 for the furniture (a 3-digit sum that might sound honourable).
Any more and you'd have to increase your mortgage and that's unaffordable ( as a 1.x% loan for furniture etc. isn't remotely a bargain if it's over 25+ years ).

Currently trying to move on a solid Oak TV unit which cost over £300 a few years back. Only wanting £30 for is but not had a single reply on FB marketplace or Ebay, Its solid oak and its £30. If I had seen this when buying my first place, I would have bit their arm off at that price!

OP - We had to clear most of a house my Wife inherited from her granparents after they passed. I wouldn't want to do it again. Two 8 yard skips at £250 each and we still had stuff left over after selling anything worth money. Personally unless I really wanted the majority of it, I would let them clear it out themselves and not even entertain keeping it.

The drama of having to list stuff for sale or free and having absolute eejits messaging you offering next to nothing or messing you around just isn't worth it.

Hi, I'm a FTB who's just had an offer accepted to purchase a flat. The flat was being rented out but I'll be living in it.
Just spoke to the estate agent regarding furniture and he said the seller either wants to leave it all or take it all but would like a bit of money in exchange - however it's more hassle for seller to take and get rid of.

How much should I be offering if I wanted the furniture? I was only really interested in the sofa and washing machine however I don't own any furniture myself so the rest would suit in the short term while I save up to buy nicer.
Just decide what it's worth to you. They obviously don't want it so make sure anything you don't want is removed.

Personally I would say I'm not paying but you can leave x, y and z if you don't want the hassle of moving it., but as you're a first time buyer you might be happy to pay.

my daughter rents in London and it would cost her a lot if she had to buy furniture from scratch, and your vendors probably know you have no furniture.

Check how much those items you want are on Facebook marketplace....

Sofas are usually £20, washing machine maybe £50.

Offer them a £100 for all of it

In the OP's shoes I wouldn't be specifying individual items - either accept or reject the lot. From the landlord's point of view it'll be far easier to tell a house clearance company to just clear everything that to specify individual items to leave or take, especially if they are not personally on hand, so picking and choosing specific items is probably not going to go down well.
I agree with the others about offering no more than a token payment of around £100 for the lot.
