Putting a charge on a property

Hi, I did some work recently on 2 separate properties, via an Estate Agent which I haven't been paid for. The agent has now lost the properties to a rival EA and therefore has no money to pay me. I have tried unsuccessfully to trace the Landlords. I was wondering whether I could put a charge on the rental properties?

    Hi,

    I wouldn't have thought so, not if the estate agent (i.e. not the landlords) commissioned the work. 

    Whether or not the agent has lost the properties to another estate agent, they still owe you for the work you did. 

    I assume that you have all the paperwork relating to the work you did? (Estate Agent's request, your quotations and invoices, etc.)

    If the original EA has now gone into administration or is bankrupt, you will possibly join their list of creditors but you'll have to find out who the administrators are. Have a look at the info in the following link -

    You might also have to consult a solicitor to find out exactly what to do next.
