Help re extension/planning approval

Hi All
I would like to do extension to the rear of the house. How do I go about this? So I need a builder to draw up the plans ie drawings and then go to the council for planning permission? Can someone guide me with the initial steps?
When do I need planning permission and when do I need the permitted permission?

    Go on to your council website and under "Planning" you should find all the details you will need to know. You will also need Building Regulations Approval details of which will also be found on the website.


    It is usual for an architect to draw up plans rather than a builder.

    And certain small extensions are allowed under permitted development so you might not always need planning permission.

    This may sound odd, but have you got enough money to build what you want. A builder will be able to give you an estimate, to which you need to add architect's fees and planning and Building Regs costs. An architect may be able to give a rough idea as to how much an extension would cost.


    Something a lot of people failed to appreciate is that an extension may cost far more than it would increase their home's value by, so if you do not plan on being in your home for a long time, you may want to think twice.

    Budget £2.5K to £3K per square metre assuming no surprises and a simple box. Fitting out will be extra. Add another 25-50% for overspend and to give you some headroom on the budget.

  • you need you need to first have an rough idea of why you want the extension - what will you use it for?
    Then hire an architect - get personal recommendations for this as there are plenty of pants ones out there. Budget up to about £4k depending on size.
    Apply for PP if required.
    Get quotes - it’s best to have proper drawings done for this ~ £1-2k
    as before, budget £2-3k per m2

    So you talk about a rear extension.
    Is it going to be a single storey extension or do you want a two/three storey extension so you have both more living space downstairs and extra bedrooms/bathrooms upstairs.
    Think about the balance of the property.
    Space around the property and size of rear garden. 
    Maybe a wraparound extension so side and rear
