Is there a database of business premise leasehold sales similar to house sales?

I am looking at buying a leasehold of a retail premise. Is there some data one how much business premise leaseholds have sold for so that I could work out what thew appropriate price should be?
I know with house sales, there's publicly available data and you can go onto websites like Rightmove to find historic sold prices of houses to get a feel of the 'market rate'. Is there something similar with business premise leaseholds?

Land Registry may have info if you know of recent sales.
Estates Gazette may have deal details of larger transactions.
However, valuing leaseholds is far more nuanced than valuing a freehold house due to terms of the lease being different in each case.

Land registry appear to only show residential property prices, nothing about business/commercial property leases as far as I could see. Is there no other sources/websites that show commercial leasehold prices?
Is a business/commercial property leasehold transaction entirely a private matter and the price does not get reported to the government or tax authorities?0 -
Not so much that it's entirely a private matter, so much as it is likely to be a commercially confidential matter?
You would generally have a solicitor involved (from reading these boards you would be daft not to, never mind you can't afford to use a solicitor, you really really can't afford NOT to do so), therefore as a lay person I'd anticipate that all reports are made in compliance with the law. No, IANAL, this is not my area of expertise, wiser people may be along, but as already stated there's a lot of nuance in this area, so 300sqft here may bear absolutely no relationship to 300sqft next door.Signature removed for peace of mind0
