Lied to about “cash buyer with no chain” .

    Half-decent EA's will demand you show them the evidence of your cash/mortgage ready-to-go status before they will take the property off the market.
    The last few properties we bought have had no chain and our offers were accepted lower than the asking price and in all instances, we moved to buy without a survey.

    It's not always possible but go chain free and if you are selling ask the EA to confirm in writing they have seen evidence the buyer is cash read to go. Indeed the buyer could pull out at any time before the exchange of contracts just like the seller can.

    Exactly this and unfortunately it sounds like your agent is one of these new fangled fee's up front cheapo do nothing agents, where you are basically paying for a Rightmove listing and very little other help.
    Agents round me won't even show you a house without some proof of funds, let alone let you put in an offer.
    Unfortunately there are a lot of messers around and any decent agent will filter these out..... These new internet upfront fee agents have no local knowledge and do very little apart from advertise your property.

    If you want it sold cut your losses and speak to a local agent.

    I was goig to mention the difference between a local, well established solictor that you or family has used against an internet one.
    When moving house, pay that extra few quid for the local one as often it is easier to get a response but not always.

    If you mean a DIP, anyone can get one of those, and it's a really bad way to filter. 
    We were turned down from viewing as our DIP was asking price, but we had at least a 40% deposit but didn't fit their tick box as they wanted to only see people with at least 10% over asking.

    that house is still on the market now, over a year later, but has just been reduced by £40k. The silly thing is we would have probably bought it for a bit under asking. We were extremely serious buyers. Glad we didn't as we found somewhere better but it took a while. 

    You get time-wasters in any business it goes with the territory.
