Downstairs extension

we had an offer accepted on a house and had a rough estimate for the following:

6.5x6.5m2 extension (we actually would not make it this big but for the sake of the quote it’s useful to go by this) - would involve knocking down current garden room which is very small with a low ceiling. 

convert current kitchen to a utility 

make the current utility smaller and change the bathroom 

The quote includes electrics, bifolds, ceiling lanterns and underfloor heating. 

It came out to 81k without tax and without the actual fit or supply of kitchen. 

It was much higher than we expected and has such really thrown a spanner in for our offer

    I think you are doing well to get an extension of that size for £81K+VAT - I would have thought £100K to be nearer the mark with a £25K contingency for cost overruns (which there will be).

    This is what I needed to hear. 

    We had to decrease our offer a lot based on this quote for the reason you said - EA told me my builders are too expensive lol but actually I thought they were really reasonable. 


  • Good value, I would say. Working on £2,000psm, you'd be looking at £84,500 plus vat.
    Also agree with the contingency fund. I'm currently involved in a few builds and every customer is way over budget.

    Just as a matter of interest Parties03, what had your guestimate of cost been?  I suspect many people grossly underestimate the cost, probably based on prices heard a few years ago.  Material costs have soared in the past couple of years.

    I think I was hoping 75k with tax (lol) 

    I should point out though I’ve never had any building work on a property carried out so it was purely a guess, and a hope.

    We are close to exchange on a house we plan to have a rear extension done hopefully as soon as possible. Only thinking to push out 3m, and knock down the current small kitchen (5*2m) to make a bigger kitchen diner with a toilet. We haven’t gotten any quotes yet, but one of our friends who wants similar extension has been getting quotes between 75-85k, including a basic kitchen and excluding tax. We are in SE London though so I expect things to be more expensive. I will want to be able to have a nice-ish kitchen and toilet so we are thinking we will need at least 100k fund to be able to start the work. I’m also hoping the material cost will calm down a bit while we wait and save… wishful thinking!
