Overcharged by £1500

So I was quoted £1500 purchase fees at the outset of my purchase, then sent a breakdown estimate which was £1800. Today I received the final statement of £3500. I had no indication throughout the purchase on any additional fees and have not budgeted for the £1000 extra charge. Where do I stand

    When you say purchase fees I assume this is the invoice sent by your solicitor? What's the breakdown of the £3500 charge? Does this final bill also include stamp duty?
  • No as purchase price was only £107k
  • Seems very steep to me for a no chain purchase

    Only about £1800 of that is your solicitor's fees, the rest are costs going to third parties. Is that where the confusion lies?
  • I’m very confused as to why they have a set fee of £814 then an extra £600 odd for their fees
  • Plus they quoted land registry at £20 yet have charged £100

    That's the final bill, need the breakdown of the quote to compare. 
    Could have been some elements that came to light later (eg simultaneous completion) or some disbursements if it was initially quoted as fee + disb. However can't tell until we see the quote.

    there do seem to be some extra bits to do with restrictions / deeds of covenant and service charge apportionment - also for a simultaneous exchange and completion.

    I have recently bought properties where all of those came into play and there was no extra charges added. Did they advise you re these at any point?
  • No, never, that’s why I didn’t budget and was shocked when I received the bill. I’m a single working parent and have put my all into this purchase, I just feel like I’m getting ripped off by the big wigs and really don’t have the extra £1000
