Thats better than a nightmare non client :P only messing.
In that case, I think what happened was when you submit an application it either passes, refers or declines and then gives a code/codes - you could have foreign nationals, adverse etc.
A refer is usually a pass put with a flag to the underwriter to just double check the adverse looks alright (ie not recent or excessive). I got these on about 90% of the applications I sent to Natwest and never had a problem. We recently had our offer with natwest...had adverse 2 years ago and was fine no issues since. 16working days of waiting but all good and shocked offer in!Looking to remortgage December 2022 onto a better rate!1

Yes and they asked me what the circumstances were. I explained it all and they were fine. I am currently with bluestone (adverse lender) and paid through the nose coz of it but I'm in a much better place now with my bank statements, credit reports, income and savings. My LTV is low at 60% so the big deposit helped. I explained we're remortgaging to get back to a highstreet lender, onto a better rate from 6.5% to 3.4% to consolidate the home owner loan we had for our kitchen and garden and the agreed that having 1 monthly lower payment is in our interest. So happy we got offer in August and were on to start with natwest on 12th December. The difference in payments for us overall is 700pm!!! I'm so greatfu.Lckuj2018 said:

Well done (without wanting to sound condescending), it doesnt always happen for people. Worst case scenario now, natwest are stuck with you (assuming you pay your mortgage). So no reason to have to pay through the nose again.... Unless the government pulls another mini money tree budget out of somewhere again.

Thank you - think it was your advice way back when that helps us get a plan of action and stick to it! we defo have had a rough time of it - hubby lost his job, had cancer and we struggled. we always paid our mortgage to keep a roof over out head but it was the bills we had to hold back with and unfortunately eon records on credit file and we were in the crapper! just 1 bill that was defaulted and a payday loan we had (we were desperate) that did it! had to move to downsize and get some equity back to live with hubby was in cancer treatment. Aldermore was a fat no after weeks and bluestone said yes! yes they were a high interest but my god, we would be homeless if they didnt help us. hubby all clear and back to work and 2 years later we are finally doing it!!! people say bad things about these adverse lenders but cant thank bluestone enough for taking that chance and now Natwest for allowing us to be debt free with just a mortgage payment - i cant wait to complete in december!!!!!ACG said:
