    To build a wall on the boundary requires a party wall agreement. Part of that can be to reserve the right to build up to and join to the new party wall in the future should you wish to do so.

    Thanks, we'll add that when the party wall agreement comes. We won't be extending because we're broke we want to sell by 2024-2025, but at least we'll have that reservation to offer to potential buyers.
  • Out of interest, what type of roof is being proposed? If there is to be any guttering it can’t overhang your garden so that would move the wall back further into their garden.

    Party wall agreement is a must before any work is carried out.

    I'd certainly agree a PW surveyor is requested in this case.
    You bring to their attention right away the confusion over the actual, true boundary line, and I'm pretty sure the onus would be on the neighbour to have this confirmed.
    Of course, this could well mean you end up a bit disappointed by their findings, but I think it's important to 'know'. And then you can insist that no part of their proposal encroaches over that line - check their plans for gutters, as JDIW says!.
