house price valuation dropped by 50k within a few weeks

  • My buyer dropped the price by 35k before dropping their offer completely. This was right before exchange.

As the market currently stands,  I'd happily sell at the reduced price.

But you are a motivated seller with a property that owes you nothing and the investment buyer experienced issues due to HMO rules etc.

This is hardly a typical housing transaction.

Houses were overvalued and interest rates are making mortgages a lot more expensive. 50k isn't unreasonable.
Arent we missing some key information before drawing conclusions.

    Hi all,

So, we had a sale price agreed, valuation was met, all progressing nicely.

Our buyer then changed provider and their initial "on-line" valuation came in 50k under previous probably due to recent interest rate hikes and general nervousness in the market.

    Where to go from here?
