How do the TR1 forms work?

Randomly I want to understand how this works with the solicitors.
I sign my TR1, the buyer signs their TR1... How do they then get submitted? Do they send both to the land registry?
The buyer doesn't sign the one I sign, so I just wanted to know.

No reliance should be placed on the above! Absolutely none, do you hear?0 -

This is why I am so confused by it. Google didn't give me the answers either.0 -
Are you getting confused with the contract? There are two contracts which is the form used between the solicitors (doesn't get sent to the Land Registry) and are swapped on exchange.
There's only one TR1 form. The seller's solicitor sends the dated, completed and signed TR1 to the buyer's solicitor on completion.
It is sometimes only the seller that needs to sign the TR1 in Panel 12, but buyers must sign if Panels 10 or 11 have been completed:- Panel 10 - this records the intentions of joint owners, eg if establishing a Declaration of Trust
- Panel 11 - any additional provisions (eg covenants or specific agreements between transferor and transferee) can be noted here.
Edit to add that the parties do sign before completion, but the form will be undated until completion occurs.2 -
We often get a TR1 in two parts now due to the impact of covid and getting them signed/executed. The buyer’s conveyancer submits both and where they do they have to be identical in all but the execution block of course“Official Company Representative

Appreciate you clearing that up.0 -
So the sellers solicitor sends the completed dated TR1 on day of completion. So how do the buyers then sign after. Especially with most conveyancing being done online now days. Or is it just the seller that needs to sign
