    Inside wall, rear of house showing crack and rippled wall paper on top corner.

    Looks like you've got an exposed hip rafter - I'd be looking at the absence of sufficient restraint in the corner as a possible cause of movement, i.e. the roof loads are pushing the corner of the wall outwards.

    Google "Dragon tie" for an idea of what you might expect.

    There seem so many possibilities, trees and drains nearby, shrinkage due to clay soil. But I think this is likely. Thank you.

    You need to get a structural engineer to investigate - I could be wrong about the roof structure being behind this, but whatever it is they will work out the cause and an appropriate solution.

    Expect to pay for the SE report yourself, but then discuss with the SE the likely cost of the work and think about whether this is something you'd make a claim on your home insurance for.
  • Hi, does anyone have ideas of much a engineer might cost? We plan to redecorate so I hope to pull all carpets up and do anything really to get a full thorough inspection.
