What if you don't want some of what is "included" in the fixtures and fittings list?

Hi all, forgive my ignorance but I am buying a home after separating from my husband and I have had the fixtures and fittings list through. There are things included in the fixtures and fittings list that I would like removed, do I simply mention this to my solicitor or the EA?

depends what they are really - what sort of things?
I think it is quite difficult as sometimes you think people are leaving you their rubbish to take or they may be leaving a fridge / washing machine etc when you already have one0 -
It will depend on items, if it’s a fitted wardrobe that’s not your style, I’d probably accept that being left as taking it away and repairing the walls or fitting carpet if none underneath would be more trouble for sellers.If it’s items with a price next to it and you don’t want to purchase then you just decline. I don’t think you can expect sellers to remove sheds, fitted furniture or carpets.3

Thanks for the replies. The seller is leaving Garden pots (a lot) and I have lots of my own - it's no real issue if he does I just wanted to avoid having to freecycle stuff. Also I am a bit concerned as their are two freestanding fridges in the second bedroom and if he leaves those I won't be happy LOL.0

You tell your solicitor to tell them to remove what you don't want0

I'm not sure that solicitors would be particularly keen to get involved in negotiations about leaving garden pots and old fridges.
In you position, I would start by discussing this with the seller, either via the EA or directly.
It's part of the EA's job to smooth-out these types of issues, so that the transaction progresses - and the EA gets their fee (assuming they are paid on exchange/completion).
Once you've reached agreement with the seller, you can tell your solicitor what the agreement is (e.g. garden pots and fridges to be removed), and your solicitor can take the steps needed to make that part of the contract.
Or I guess you could take the less friendly approach of 'demanding' via your solicitor that some things must be removed - but that might result in bad feeling, or long delays as the seller replies via solicitors with objections to your demands.

I would probably go via your solicitor and ask for the garden pots and fridges to be removed. If it boils down to it, the garden pots could probably be taken to the tip in your car. The fridges might be more difficult to get grid of, but I wouldn't lose a property over it.

ebay buyer collects auctions starting at 99p work wonders for getting rid of stuff you don't want if its functional i.e if the fridges work and if the pots are terracotta / ornate in some way.
I had an old shed that had started to rot, started at 99p as i just wanted someone to pick it up, ended at around £85.YNWA

We offered a lot of stuff to the people buying our house, they said they wanted some but not other stuff, we gave them assurance that the other stuff would be gone1
