    No it's not. The sale happened ages ago. Better to get on with rectifying what's wrong, rather than throwing good money and energy after bad.

    I am sure someone will correct me if I am wrong but it is my understanding that Buyers can only refer to the Property Information Form and try to claim back for incorrect statements or discrepancies from the Seller for two years, so as the OP purchased the property four years ago, not much you can do now I'm afraid.

    I recently purchased a RICS Level 2 Homebuyers Survey on a 150 year old property (yes, I know!) and posters here advised that I should have purchased the more expensive but more comprehensive Level 3 Survey, so for someone who hasn't purchased a survey at all?........I am sorry but I do not think you have any comeback to the Seller and you have to get on with repairs needed on your property, without wasting time or money contacting Solicitors or the previous Seller, looking for a favourable outcome.  All the best.

    You have up to 6 years to bring a claim for misrepresentation - in England / Wales.

    (That's either 6 years from completion, or 6 years from when you could reasonably have discovered the misrepresentation)

    And just to clarify - it doesn't just apply to the Property Information Form (TA6), it applies to anything that's included in the contract. So that would include replies to questions that your solicitor asked, etc.

    How do you know your vendor carried out these alterations and not a previous owner? Did the vendor answer "yes" to any of the questions in the "Alterations, planning and building control" part of the PIF?
