Conveyancing Timeline

So we have been trying to find a new house for 2.5years - we actually have sold our house 9 times but couldn’t find anything to buy. Withdrew our house sale and put back on the market start of this year.
Sold now to FTB.

We had an offer accepted on a house in May - downvalued and ending up pulling out of the sale in July.

Found a new property (bigger, cheaper, same street) No chain.  Offer accepted on 25/06/2022.

- New revised mortgage offer received 18/08/2022
- Ordered searches & received draft contract 2/09/2022
- Searches back 20/09/2022
- Enquiries were supposed to be back 30/09/2022 but haven’t received update from solicitors confirming this yet.

The people buying our house have been ready to exchange for a while due to delay changing property on our side.

Can someone please advise how long this process should usually take from around this stage?
Our solicitors don’t like to update and really don’t seem to want to give us any ETA’S! I have no idea if it’s going to be months or if we should be ready to exchange when the enquiries are back.

I really want to be in and sorted ASAP. It needs a lot of work doing to it and I’m getting anxious of moving into a house around Christmas with 3 young kids when there’s so much we need to do! 😫

Anyone have any timelines it would be much appreciated! Thanks 😊

How longs a piece of string. You’d think you’d be in before Christmas though… average conveyancing is between 11-15 weeks. You’ve got no chain so have you questioned any delays might be on your purchasers side?

Even if enquiries were back on the 30th September (Friday), they most likely wouldn't have been looked at yet as Fridays are a busy completion day, which takes priority over everything else in the conveyancing world.

Enquiries are really just the start of the legal work.  Your solicitor now has to review the replies and decide whether the replies are satisfactory or do they need further investigation/clarification.  It is unusual for replies to enquiries to be satisfactory the first time round, so expect a bit of back and forth now.

There is a big gap between your offer being accepted on 25.6.22 and receipt of draft contracts on 2.9.22.  Any idea why?
