    Even if they were on a qualifying benefit, I wonder whether they would actually want to claim SMI. The SMI payments are normally quite small and Government then ends owning part of the property.  Most people offered SMI help don't take it up, as there may be other options.

    Speak to mortgage company about help options available. Obtain independent financial advice. Contact local debt advice services.
