Vendors can’t find a house

I’m thinking of doing the same!
I emailed our agent for an update on Wednesday and as usual they didn’t reply so I phoned yesterday, got an email back 5 mins later saying they have left the vendor a voicemail and emailed them. Heard nothing today.
They’ve just listed a house £10k over our budget but in the right area, it’s a 3 year old
house which isn’t top of our list as prefer older ones but still very tempted to view even if as you guys say it leans on the agent more if they know we’re actively looking again!

The one we’ve ‘bought’ if you like is £220k and is literally ready to move into - needs nothing. Everything else on Rightmove in our area for under £240k is either a tiny house or a bungalow which looks as though someone’s probably died and lived in it 50 years so it needs full renovation! I still can’t believe we managed to get the one we have before anyone beat us to it (I booked the viewing the first day it was on Rightmove) but like you, I’m losing confidence!

We're the other end of this scenario.
Having read through all the comments I see the usual people have the unrealistic expectation that people will be willing to move with no where to go.
We first accepted the offer on our property in Jan, we were outbid somewhere mid Jan, found somewhere in March which then fell through, were outbid when it was put on for more in April, offered crazy over asking on a property but were still outbid around May, were strung along with an off-market property that they eventually decided not to sell in July, now in Sept we are offering on another property. Along the way we have seen 3 or 4 properties for every one we've offered.
Our buyers are still waiting because a) we are trying and have been honest and b) there hasn't (until this month) been anything comparable in the area.
I fully expect that they will have viewed the similar property and probably offer on it. If they do, then I'd be happy for them. We'd then hopefully be allowed to not have to re-sell ours until we had found somewhere to buy. The key being, we don't want to SELL our house, we want to move house.
As the vendor, I would absolutely expect you as a buyer to be still looking until such time as the chain is complete. Just be mindful that further up the chain there are far fewer houses to choose from and in our experience, often 10 people bidding on the same property. It's easier said than done to 'hurry up'.2 -

At the bottom of the chain there tends to be a lot of choice, especially around me there are loads of 3 bed terraces etc, then much fewer 4 beds and 4 bed detached and almost no 5 beds upwards.
You have people who want to upsize but you need to ask yourself what they are looking for.
If it's a 5 bed detached and you know there are almost none in the area they are looking, you can guess how long the wait might be.
When I was looking for a 4 bed detached and if the agent told me they were upsizing in the area I kind of gave up on it for the above reason.0 -
