Building Regulations (no completion certificate)

Hi,
We're in the process of selling a house which we inherited. During the previous ownership a 2-floor extension (extended kitchen + bedroom) was added in 2009. We can find building regulations pre-approval but no completion certificate (as per the council website). We have been advised by a friend to "get on top of it" by trying to find a certificate if it exists but I also wanted to get some opinion here on an appropriate course of action or options.

The buyer could get an indemnity policy to overcome this. I believe the policy only covers the removal of the extension for whatever reason.
