Taylor Wimpey FTB Questions

Hi everyone,

It's my first post on here and it's been great reading through the forums as me and my partner are first time buyers.

We have a very strange timeline compared to others we have spoken to so it would be nice to get a response on here.

- Reserved in January 2022.
- Exchanged contracts in March 2022.
- Foundations completed in April 2022.
- Options chosen in May 2022.
- First Fix completed at end of August 2022.

Originally our completion date was July/August but this has now been moved to November / December so we are keeping our fingers crossed to be in before Christmas.

We are still yet to visit the site, meet the site manager - this is the part that is slightly concerning.

Any response with peoples experiences or to my post will be much appreciated, thank you!

    If it's about whether you will Bevin for Christmas, the best advice is to go to the site and check yourself.
    Our new build was complete when we bought (previous buyer pulled out). We tried to buy a flat in a converted mill due for finish in August (when we offered) but people didn't move in until the next April although that was during 2020 to 2021.
    Neither was with Taylor Wimpey.
    The house may go up quickly but unless it is a large estate and you are in the first phase, builders have a habit of pulling staff off and onto the next site, so if yours is one of the last properties, the final touches can seem to take ages to finish (but that is just my experience).

    Thanks for your reply. I guess my post could have been more clear.

    Mostly my question is regarding the order of events with exchanging so early when we the site hasn’t even opened yet and whether we would be potentially be in for Christmas with the first fix being completed around 20 days ago.

    We know the area as we currently live not too far away but regarding the site it is still not open to this day. It’s really frustrating as we see a lot of people being allowed to visit their site often to see the build from the ground up. As stated, we are currently around 20 days after the first fix and we still haven’t met the lead site builder or even got close to the site yet.

    i would be pushing for some on site access.  We considered a new build as there are a couple of new developments planned locally over the coming months.  One developer has released plots for reservation and offering huge incentives but was off putting as it was one of the first houses due to be released yet no building work has actually taken place yet and no access to site.  I’d want to at least be actually able to stand on the plot and see where it was being built rather than the vague “somewhere over there” we were told when we visited the sales office.  
    We ended up putting an offer in on another house (not a new build)
