    Most folk are reasonable. But, if the terms of the lease says 'no' to household storage, then a pedantic (perhaps correct) coachhouse owner might feel they need to impose these restrictions. I suspect most won't - they'll just turn a blind eye - but some likely will. IF that's what the deeds say.
    Please don't assume you'll be able to store these materials if the lease says 'car/bike only'. Good chance you will, but it ain't guaranteed.
    Thanks for the advice - definitely given me something to think about.  The current owner stores a classic car in the garage but also said he stores otter items.  He didn’t mention any covenant so I will definitely be asking my solicitor to look into this.  It wouldn’t be a deal breaker as we like the house and it ticks all the boxes but would be inconvenient if we can’t use garage to store items

    There was a thread on here not long ago from someone with just this problem - the freeholder of the coach house was telling them to clear their garage (which was used for storing stuff, not parking a car) as it was breaching his buildings insurance and terms of the lease.

    I rent a garage from my local authority (to park a car) and my agreement also states that I can only use the garage for a car and not to store any household items (I do have some stuff in there a couple of boxes of things and my tools and stuff for the car).
