I’d keep an eye on the market for other properties if your sellers have mad3 no progress by End of Oct early Nov, I’d reconsider my options.Do you know why they are moving? New location or down sizing, are they motivated to move, is it likely they might rent to break the chain?1

They are a younger couple with a baby and said they want to upsize - not sure if they are staying local or not.
it’s a kind of sideways move for us as we have a smaller house on a larger plot but new house is bigger but smaller garden but would give us the extra bedroom space and bathrooms that we need now our kids are teenagers.
The layout of the house we hope to buy I imagine wouldn’t work so well for younger families as it’s 3 storey with the master bedroom and en suite on the top floor so works perfectly for us but I wouldn’t have wanted to have been on a different floor to my children when they were young so hopefully this is a good motivation for them to move and it’s a smaller garden which again is perfect for us but not so good when you have younger children0 -
