You can see here there are rads either side of the wall in the hall and in the kitchen just where the blue splodge is (which is the pantry) in the corner….the pipe there runs up the pantry wall into the bathroom above and then back to the boiler in the front bedroom via the landing.

The red spots in the kitchen is the stop clock (above the N) and to the left of the K is is the sink and dishwasher.

I could see in your much earlier photos that the boxed-in section joined up with a deepened skirting board, which I presume carries these pipes to the dining room rad. And the kitchen rad, as you say, has its pipes running up inside that pantry.
What about the lounge rad? And the hall's? I'm just wondering if any still-functioning pipes are under the floor, anywhere.
Anyhoo, it'll be interesting to see when you remove that skirting board. Are you planning to also open the boxed-in section, or the 'deep' skirting? It looks like such a focussed damp patch, that a 'leak' seems more likely than a 'rising'. But, could be either at the mo'...

The wall that separates the lounge and the hall has pipes running along it both sides behind the skirts that feed the radiators that are each side. I think they also go up the wall in the hall but I’ve asked my husband to confirm. I remember when we did the hall, I think there were pipes going up but I could be imagining that so will double check.

It’s a mystery alright! Thanks for your input.

Added: We’ll definitely be opening up all the skirts as we’re replacing them all so the deeper ones will be removed. I wasn’t sure about the boxing in as there’s no sign of water in that corner but it’s something we’ll potentially do.
