Tenant has moved in with a dog

  • Why not arrange an inspection visit before jumping to conclusions about how terrible tenants with dogs are.
    They struggle to find decent places to rent so tend to try harder as they know it will be a nightmare finding anywhere else....
    Or you could just totally ruin their lives and evict them for having a dog ...

  • I would never want a pet in any of our properties as they do smell and many people do not look after their pets as they should and they stench out the house.

    LL's should be allowed to demand larger deposits for those with pets as there is more to go wrong. Not allowing this only stops more LL's from having T's with pets. In my case, I would never allow a pet into our rentals.

    I do feel for those that look after their pets but I know of someone that has dogs and is a LL and outrightly refuses pets as they have witnessed the damage to their rentals because of some unedcated/dysfunctional T's.

    Life is never fair and though we have a few quid in our pockets all via hard work and good money management, I'd like a nice big house in central London just off Hyde park and a mansion in Weybridge but the fact is we can not afford it as is life.
    I’ve had pets all my life and the only ones that I’ve known to ever smell are wet dogs. I’ve also never known them to damage anything other than the soft furnishings (sofas really), not sure if your tenants have their own. 

    I find it really sad so many LL have such a polarised view of pets. I was lucky that the one time I had to rent for 2 years with my cats (in between owning houses) the LL agreed to them with no extra charges. The place was spotless when we left, there was no damage at all. 

    As other posters have said, kids can be far, far worse and some people’s homes reek but it’s nothing to do with pets.

    I said certain breeds of dog, not all dogs. That's why I chose a Border Collie over a Labrador.

    Common sense applies here mostly. No eviction is going to be successful for just having a pet even if such a clause is in the tenancy. 

    As others have suggested the rent should be increased to reflect the additional costs and also because tenants with pets will pay more rent.

    any damage that occurs should be indentifed from inspection and directly charged to the tenant as and when it occurs.

    Try reading this. Might help you. 
    I would love to know how the government defines “well behaved” pets.  I would hazard a guess that what the landlord thinks is well behaved and what the tenant thinks could be very different.
